

Oak Cottage
(Formerly Little Farm Cottage)
Benoist Associates Ltd were employed initially, to provide technical and practical value engineering expertise to assist the client, architect and project management team with a reduction in the projected overall project cost for a three-phase new house. The target was to match the overall projected budget to the client’s expectations and budgetary requirement.
At the start of the task, the whole project budget forecast was significantly more than the client wished to spend by almost 50%. With the use of value engineering and proactive cooperation from the project design team, we managed to reduce the overall budget for the project by approximately 36%, prior to submission for tender.
Phase 1 of the project (Oak Cottage) was tendered under a JCT design and build contract and Benoist Associates Ltd., employed to project manage the demolition, construction and completion works with the Principle Contractor. Additionally, Benoist Associates were employed to complete the employer’s requirements and to coordinate the final design to the satisfaction of the client and maintain the project within the target construction cost.
This high quality new 4 bedroom house, completed on time and to budget, achieved full compliance with building regulations; the client taking occupation as planned and coordinated with their relocation date.
